			<content:encoded><![CDATA[<p>Last week <a title="Stage to Sell | Los Angeles Home Stager" href="http://www.stagetosell.biz" target="_blank">Stage to Sell</a> was asked to transform a Westwood rental property into a prime condo, fit for its great location. First we recommended that the owner update the paint in the master bedroom and a few fixtures. Then we went to work bringing in furniture, art and accessories that would appeal to young professionals or students who might be looking to buy in this area.</p>
<p>Due to its proximity to UCLA, it is probable that this two bedroom condo might be purchased by a UCLA student (or his/her parents) for use while the student is in school. For this reason, we made sure it felt as if there was plenty of room for a bed and a desk in both bedrooms, in case the buyer wants to rent out the second bedroom to another student.</p>

Then we must make sure that our furniture choices will appeal directly to the chosen demographic and make the property irresistable to our target audience!</p>

			<content:encoded><![CDATA[<p>I do a lot of work for a very successful and hard-working Realtor who pays me to do a <a title="Home Staging Consultation Report" href="http://www.stagetosell.biz/SampleConsultation2007.pdf" target="_blank">Staging Consultation</a> on pretty much every one of his listings. He markets this as a value-added service that his clients get in return for listing their home with him. Everyone wins: the seller feels like they&#8217;ve gotten a valuable service at no cost, and the Realtor is happy because his listings always look great and sell quickly without him ever having to &#8220;be the bad guy.&#8221;</p>
<p>With most consultations, I spend a couple of hours at the property, email out my detailed, room-by-room Staging report and don&#8217;t usually hear anything more about it. (The whole point of a consultation is providing a low cost, do-it-yourself option for those who may not be able to afford <a title="Los Angeles Home Staging Services" href="http://www.stagetosell.biz/pricing.html" target="_blank">full Staging services</a>.) Sometimes I get a followup question here and there, and every once in awhile I check out the MLS photos of the homes just to make sure the sellers are following my advice, but that&#8217;s generally the extent of it.</p>
<p>But sometimes the results are so remarkable that they warrant an e-mail like the one I received yesterday from my client, telling me that a Westchester home we recently did a consultation for had been <strong>listed at $674,000, it had 6 offers in 6 days, and was now in escrow at $695,000</strong>!</p>
<p>Excuse me, but aren&#8217;t we in a recession here?! And yet these are similar to the results we were seeing at the height of the L.A. real estate frenzy.</p>
<p>Now when you look at the photo below, please note that I did not Stage this property, nor did I take the photo. I merely gave the seller a detailed list of what she could do, <em>using just what she already had in the home,</em> to Stage it herself! That rug was folded up at the bottom of her linen closet. The vase was in another room. The elements were all there, but they just hadn&#8217;t been properly put together. But this motivated seller followed my directions and got herself many of the benefits of a Staged home at a fraction of the cost!</p>
<p>Now I&#8217;d call that a win/win!</p>

			<content:encoded><![CDATA[<p><span style="font-size: 12px; font-family: Arial,Helvetica,sans-serif; color: #333333;">Built-in                     cabinetry can be a huge selling feature, but if you have an occupied                     listing with lots of open cabinets or bookshelves you may find that                     clutter has taken over and it&#8217;s making a bad impression on buyers.</span></p>
<p>Built-ins                     provide a wonderful storage solution, but if they are bursting at the                     seams a buyer will get the impression that the home does not have                     enough storage.</p>
<p>We want to give buyers the idea that &#8220;there is <span style="font-weight: bold;">SO much storage space</span>,                     they can&#8217;t even fill it all!&#8221; Now of course we know that the longer we                     live in a home the more cluttered our bookshelves, closets and cabinets                     become. It&#8217;s just the law of accumulation &#8212; I think I just made that                     one up, but it&#8217;s true! So when a home is on the market it is crucial to                     highlight the built-ins by Staging them like a pro:</p>
<p><span style="font-weight: bold;">1) Keep some shelves EMPTY!</span><br />
Remember the idea here is to show an <span style="text-decoration: underline;">abundance</span> of storage space. So if you have a built-in or bookcase with lots of                     little shelves, it&#8217;s a good idea to leave a couple empty to show your                     buyers they have room to grow.</p>
<p><span style="font-weight: bold;">2</span><span style="font-weight: bold;">) Create balance.</span><br />
Try                     to balance each side of the built-in or each shelf on the bookcase.                     Don&#8217;t put all your books to the left of the fireplace and all your                     vases or statues to the right. Spread them out to achieve balance. When                     you stand back to look at your work, the overall weight should feel                     about equal on both sides.</p>
<p>For bookshelves, my rule is that no                     shelf should be more than 1/2 full. I alternate which half I will fill                     on each shelf. For instance, on the top shelf I might put a plant on                     the right side. Below I would set out a stack of 3-4 books on the left.                     Don&#8217;t forget to use the middle of the shelves to create variety. A low                     bowl or a tray with candles in the center of a shelf can be the perfect                     decorative item.</p>
<p><span style="font-weight: bold;">3) Remove personal items.</span><br />
I                     see many homes where the built-ins are chock full of family photos and                     the kids&#8217; trophies. Remind your sellers that buyers want to picture <span style="text-decoration: underline;">themselves</span> and their family living in the home. If they are bombarded                     with photos of the homeowner&#8217;s family, they get too involved                     with your personal life (&#8220;Oh, look, they vacationed in Hawaii! Oh,                     their son plays Little League!&#8221;) and forget all about the home. We want                     buyers to start &#8220;mentally moving in&#8221; as soon as they walk through the                     door, but it&#8217;s hard for them to do that when the personal photos                     and belongings of the current homeowners are so prominent.</p>
