A couple of weeks ago we were contacted by investors who had meticulously renovated a gorgeous 1919 Craftsman home in Los Angeles. They had brought in a few accessories to add a homey feel to the property, but there was no furniture (save for a too-small dining room table). Not surprisingly, they weren’t getting the buzz they’d hoped and – worse yet – no offers. So they called Los Angeles Staging Company Stage to Sell to up the “wow factor.”

We knew immediately why this home wasn’t selling. Despite its beautiful bones and spacious rooms, the layout confused even the most savvy buyer. With a very long and narrow living room, a small space right off the living room that no one knew what to do with, and 3 connected bedrooms on the top floor, buyers were stumped. All it took was the right furniture to help them figure it out.

In the long living room, we created two distinct seating areas – one to take advantage of the beautiful fireplace, and the other to be the TV watching area. Suddenly the spaciousness of the room didn’t feel so overwhelming.

Oh, and that awkward space off the living room (visible above through the opening)? Now it’s a library/office – a bonus to any home.

Now for the 3 adjoining rooms upstairs. When this home was built, they added doors that led from one room right into the next, and planned for those doors to stay open for light and flow and to give the space a suite feel. But for today’s buyers, that equates to fewer bedrooms (if indeed it’s used as a suite) and less privacy.

Since putting a lock on the middle door wasn’t an option, we used a door stopper to make sure the doors remained closed during showings. The 3rd room that was attached to the middle bedroom was very small, so we decided to stage it as a playroom off of a young child’s room. Now the open nature of that bedroom to the playroom seems more of a feature than a deterrent to buyers.

See the double doors to the left of the bed? Those lead into the adjacent bedroom, so we closed them off with a door stopper.

The master bedroom didn’t really need much help at all. This is a very large and bright room. We simply brought in the furniture, art and accessories to showcase it properly. Mission accomplished!

Now we’re just waiting to hear that this beautiful home is SOLD!

I often get calls from Los Angeles Realtors and sellers asking if we would be willing to just Stage a couple of rooms in a home. Well, the short answer* is yes!

Recently a client called me about Staging his designer decorated 2-bedroom condo in West Hollywood. The catch was that he only needed one bedroom and a patio Staged. The rest of the home had beautiful furniture and looked great. The 2nd bedroom, however, had become a sort of catch-all storage room and lacked the appeal of the rest of the home.

So we brought in a daybed and desk setup, as well as art and accessories, to show buyers how this room could be used as either a guest bedroom and/or a home office. We were even able to use a couple of the seller’s own pieces as accents in the room so he didn’t have to put them in storage.

Here are the before & after photos of this guest room and the small patio we Staged as well.

Guest Bedroom Before

*Did you notice how I said that the “short answer” was yes in the first paragraph above? Well, here’s the fine print… The rental companies I use have a minimum monthly rental amount. So, for instance, if you just needed a sofa and nothing else, we probably wouldn’t be able to Stage it for you (well we could, but you’d still have to pay the monthly minimum even if you only needed 1 piece). However if you need at least two rooms worth of furniture, we can make it work! Incidentally if it’s just a bed that you need, we do carry camping beds that we stack on a frame and dress to make them look like real beds. These are in our own Staging inventory, so we don’t have to go to an outside rental company…hence no minimums!

We recently Staged an adorable vacant townhome in Santa Monica. It had been listed for awhile with no offers, so we were brought in to help buyers see the potential.

The townhome had been painted and remodeled, so we had a great canvas to work with! Unfortunately the awkward layout of the living room, a not-so-neutral paint color, and a seemingly unusable loft space above the second bedroom were making it difficult for buyers to fall in love with the home.

Living Room Before

Without furniture, the living room felt tiny. The awkwardly placed fireplace didn’t help. Our first order of business was to make this space feel large enough for a regular living room set so buyers could see themselves entertaining in the space.

Living Room After

Properly scaled furniture made the space feel open and inviting and didn’t shut off views to the dining room. Relocating some installed surround sound speakers in the niche above the fireplace allowed us to put in a 46″ faux plasma TV so buyers could imagine themselves snuggling up in front of the TV for a relaxing evening at home. And with furniture in the space, the built-in wine cabinet didn’t feel like an afterthought.

Master Bedroom Before

This bedroom was fairly large and had beautiful built-in cabinets (not shown), but the purple color on the walls felt a bit too taste-specific for most buyers.

Master Bedroom After

Since there was no budget to paint, we brought in a black, white and silver color scheme to neutralize the space.

Guest Room Before

The guest room was small, mainly because of the spiral staircase that took up a good chunk of the usable space.

Guest Room After

By using a daybed with a smaller footprint, this guest room now feels spacious and functional.

Loft Before

What buyer wouldn’t love to have a bonus room in a 2-bedroom townhome? Unfortunately the sloping ceiling made this room feel like its only possible function could be storage.

Loft After

Luckily Stage to Sell came to the rescue with some properly scaled office furniture that gave this space a whole new lease on life!

Well our hard work has paid off. This townhome is now in escrow with a backup offer!

Congratulations to the owner and Realtors on a quick sale.

Consider getting a professional Home Stager to evaluate your home to see if you’re doing everything you can to show it in the best possible light.

Top 5 Things Buyers Don’t Like About Your House
by Pam Simpson
Desoto-Tate County Real Estate

I came across a discussion on city-data forum the other day on what people dislike about looking at homes. The following items were mentioned over and over again. Here are the Top 5 Things That Buyers Don’t Like About Your House:

SMELL…Overwhelmingly, the #1 complaint among prospective buyers were unpleasant odors in the home. The chief offenders were smoke, pet odors, and strange cooking aromas. Some in the discussion said they turned right around and walked out because they found the smells so oppressive. Most of us are unaware of the ‘peculiar’ odors of our homes because we become immune to the smells – the buyers are not immune to these same odors.

CLEANLINESS…This one just boggles my mind – the #2 complaint that buyers had about the homes they viewed was that the seller simply did not bother to clean. We’re not talking about home staging (which will help) or even unrealistic expectations of the home being spotless – just simple old-fashioned cleaning. Selling your home can be a bit inconvient, but when you have advance notice that a buyer is coming to view your home - clean it up!!! At the very least, remove the pile of dirty dishes from the sink.

SELLER AT HOME…Coming in at #3 is having the owners at home while the buyers are tring to view it. Most buyers felt very uncomfortable with the seller there. Many said they could not take the time to really look at the features of the home because they were in such a hurry to get away from the seller. This is a real problem for FSBOs, as they are usually the ones showing their own home.

CLUTTER…The #4 complaint is related to the cleanliness point – the dreaded clutter. We have all seen it on the home shows, many buyers have a hard time seeing your home because of all the stuff. When I was selling my small (875 sq. ft.) home, I hauled a big truckload of stuff to a storage facility. How in the world do we accumulate so much stuff?

UNFINISHED PROJECTS…Unfinished projects take the #5 spot. If you are planning on selling your home, finish up any on-going home improvement projects before placing it on the market. Homes with half-finished painting, flooring, trim, etc. gave buyers a bad overall impression.

But, none of the above matters if your home is overpriced. Buyers really hated it when the homes were priced above what the market indicates. An obviously overpriced home discourages offers because the buyer believes it is an indication of an unrealistic and unreasonable seller. The more out-of-line your price is with the current market, the longer your home will sit unsold and the more inconvenient the process is for you (the seller).

If your home is priced correctly and you have addressed the other items on this list, it will stand out like a diamond among the many lumps of coal out there.
