It’s a commonly held misconception that home stagers only work on vacant homes.

But what if you’ve got 3 kids, 2 dogs and a pet parakeet, and plan to live in your home while it’s on the market? You may think that staging is not an option for you. Now I can understand why you might think that, because there are stagers out there who refuse to work on a home unless it is completely empty and they can start with a “blank slate.”

Though it’s true that it’s easier for stagers to start from scratch so that we don’t have to incorporate your existing furniture with what we may need to bring in, there are home staging professionals (including myself) that actually enjoy working on occupied homes!

In fact, staging occupied homes is one of our specialties, and we offer a low-cost staging option that can give you the look of a staged home for a fraction of the price.

The way that I work with occupied listings is to start with a Home Staging Consultation. During a consultation appointment, I will spend 2-3 hours touring your home and making a detailed, room-by-room written report listing what can be done (using mostly what’s already in your home) to prepare it for sale. This might include rearranging furniture to highlight architectural details or views, de-cluttering, neutralizing the decor, painting or minor repairs.

In most cases, you can take this report, check off everything on my list, and there’s no need for me to ever come back to the property. Sometimes, however, there may be certain items that I recommend that you rent or purchase in order to complete the staging – art, accessories or even furniture. In that case, if you prefer to rent these items (and have no use for them in your new home), a professional stager can provide a quote to rent you the necessary items and set them up, putting the finishing touches on your home to really make it shine.

Here are some before and after photos of my most recent occupied home staging. Which photos would you rather see on the MLS?

Living Room Before

Living Room After

The living room was a simple case of too much furniture. The large settee on the right in the before picture was HUGE and made the room feel tight and cramped. By removing it and spreading out the remaining matching pieces, the room felt more spacious. We also brought in throw pillows and art to tie in the colors in the rug, added a few accessories, decluttered a bit, and voila – a staged room!

Kitchen/Dining Room Before

Kitchen/Dining Room After

Hmmm, what is that big thing hiding in the corner of the dining room in the before photo? Yes, you guessed it – a treadmill. Just the thing to stimulate your appetite while sitting down for a relaxing meal! We removed the treadmill and replaced it with a console table from another room in the house, set the table and now this room is staged and ready for the open house.

Master Bedroom Before

Master Bedroom After

First of all, the master bedroom is supposed to be all about romance and relaxation. But there’s a huge TV blocking the biggest feature in the room – a romantic fireplace! Next we have an overabundance of family photos – a real “no no” when selling your home. You want potential buyers to picture themselves living in your house. If they see you and your family staring at them from every wall, it just doesn’t feel like home. And lastly, having your golf clubs and an extra vacuum in the room makes it seem as if there’s not enough storage space in the garage or laundry area for those items. We removed all those items, relocated the TV and played up the fireplace and seating area with new art and accessories. Now that’s romantic!

Guest Room Before

Guest Room After

Once again, the main problem was too much stuff! Removing all the stuffed animals, the extra end tables, the personal photos and the exercise ball made the room feel not only more spacious, but also more “grown up.” This was a 4 bedroom home, but all the rooms (except the master) appeared very kid-like. We wanted to show that one room could still be a functional guest room or home office. Once all the extras were gone, we simply made the bed and added some art and throw pillows to complete the staging of this room.

Guest Bathroom Before

Guest Bathroom After

All the bathrooms in this home had a matching detail in the tile that was quite lovely. But with all the crazy patterns in the bath rugs and different colors of towels, that feature was being lost. We had the seller buy some solid color matching towels, removed the rugs and toiletries and brought in a nice vase with flowers to complete the look. Now the features of this bathroom can be the star, rather than an afterthought.

So as you can see, staging even an occupied home can have dramatic results. And since we used the seller’s own furnishings and they did some of the work themselves, they saved a bundle!

If you’re going to be living in your home while it’s on the market, call a professional home stager in your area. For a few hundred dollars, you will receive valuable, practical advice on getting your home staged and ready to sell. Your return on that investment will be many times what you pay, not only in terms of a better sale price for your home, but also in a quicker sale. Less time on the market means lower carrying costs for you and more $$ in your pocket.

Make sure to ask for references and before and after photos from the stagers you interview.

Happy selling!

A couple of weeks ago I received a call from a repeat client who had a new listing on Wagner St. I commented on the fact that I myself live on Wagner St, but didn’t think it was the SAME Wagner St. I mean this is Los Angeles after all. There must be at least 4 or 5 different Wagner Streets within 10 miles of here. But this one turned out to be MY Wagner Street, right here in Culver City.

As any professional Home Stager will tell you, we spend probably a quarter of our work week in the car, driving all over town from one listing to another, and back and forth to our storage facilities. So I was incredibly psyched to be able to Stage a home right down the block. I even gave this client a really good deal on the price for the convenience factor. Budget was an issue for her, but for my own sake as well as hers, I wanted to make sure I did everything in my power to keep both our property values high!

This home is a gorgeous mid-century design, with beautiful built-ins and a stunning fireplace. The layout would be confusing to buyers if the property were shown empty because of the very long living room that’s divided by the fireplace wall. By placing appropriately scaled furniture in just the right arrangement, it will now appeal to even the most particular buyer!

Oh, and when we were almost finished Staging, but didn’t have quite the right vases for the coffee table, we just walked down the street and picked them up. How great is that?!

His most publicized quote from this interview (which has set Stager Blogs around the nation afire) is as follows:

“Price gets you interest.

Staging it gets you offers!”

Keller hit on a point that I often emphasize with my Los Angeles Home Staging clients. Right now we’re in a buyer’s market, and you’re kidding yourself if you think your buyers aren’t well aware of that fact!

Unless you create a sense of urgency for buyers to make an offer, they are likely to sit back and wait for your first (or second, or third) price reduction!

So how do you create a sense of urgency? That’s simple! Gary Keller has already told us:

1) PRICE

and

2) PRESENTATION (or STAGING)

Let’s look at both of these factors:

Price

If buyers perceive that the home is listed for an already competitive price (versus at or above market value), they are much more likely to move quickly to make an offer. Why? Because despite the market slump, everyone knows that eventually real estate will rebound. And if your buyer is looking for a long-term investment, s/he will have time to wait that out. If a home is perceived as a good value for the money, savvy buyers know they will not be the only ones interested and will be quicker to write an offer.

Presentation/Staging

The second way to create a sense of urgency with buyers is to make your home stand out from the competition. And the best way to do that is with Home Staging.

If your want your home to stand out from other similar homes on the market, you have to make your buyer fall in love with your home. Without that emotional connection, your house will just be one of many a buyer might consider based on price, condition and location. BUT if a buyer walks into your Staged home and falls in love with it, she will begin to “mentally move in” and to envision herself and her family living in – and loving – your home. Once the buyer starts picking out which room little Johnny will sleep in and which room she’ll use for her home office, you can be sure an offer will follow!

As a professional Home Stager in Los Angeles, I can attest to the fact that the well-priced single family homes and condos that we Stage are selling QUICKLY and in MULTIPLE OFFERS for OVER ASKING.

Want proof? Here are just a few of our recent results:

So remember when you’re preparing your home for sale that there are two important factors to consider if you want results like these. As Gary Keller so nicely put it, “Price gets you interest. Staging it gets you offers!”

In the last couple of years, I’ve done some “staging” work for American Communities, a developer of low income housing in Los Angeles. If you read my posts about Staging 1, Staging 2 and Staging 3, you will remember that our goal was to make the common spaces in these buildings warm and inviting, as well as functional for the residents to relax, watch TV, attend meetings & classes and use a computer.

We recently completed Staging #4 for American Communities. Like the previous building, this one was designed in a contemporary Art Deco style, so we chose furnishings and art that fit with this theme. But at Stage to Sell, we always have to try something new! So this time we added a graphic element to the walls with vinyl decals. Though these gave us the fun design element we were looking for, their large size made them quite difficult to install (more on that in a separate post).

Below are the “after” photos of this beautiful property. Enjoy

Entry & Conference Area

Notice the creative use of a vinyl wall decal as an accessory. The “candelabra” sits atop the console table as a welcoming accent as residents enter the space.

Conference Area

These low income buildings are required to offer certain types of free classes to their residents, so the conference area provides a space for these courses.

Kids' Area

While their parents attend classes, the younger children have a place to read or play.

Computer Area

Older kids and adults can make use of one of three computer terminals to access the internet, do email or look for work. (Due to theft in past projects, three laptops will be available for check out in the manager’s office).

Conversation/TV Area

Conversation/TV Area 2

The conversation area allows residents to mingle, read or watch television in a group setting.

Entry Wall

Notice the two vinyl wall decals in the photo above. The first is the custom lettering with the name of the building. The second is the clock. The best part about this clock is that it actually works! The company sends you both the decal and a working clock mechanism that you apply after installing the decal. Very cool.

Bathroom

And last but not least, the bathroom! I like how the plane decal adds a touch of color and whimsy to this often overlooked space. But tell me the truth, does it look like the plane is about to crash into the person who is sitting on the john?
