CONSULTATIONS
Consultations are for occupied properties only. We tour your home and prepare a written room-by-room Home Staging Report, which includes detailed recommendations of all the things you can do, using what you already have in the house, to prepare the home for sale. These may include rearranging furniture to highlight architectural details or views, de-cluttering, neutralizing the decor, painting or minor repairs. The end result is a Staged property that will wow your buyers and sell quickly for top dollar!
Consultations are great for homeowners who want the look of a Staged home for a minimal investment. If you are willing to do some work but need an expert to tell you what to do, a Consultation is right for you!
$350 for a 2 hour consultation (additional hours billed at $100/hr if necessary)

VACANT PROPERTIES
Let's face it...vacant homes don't show well. The space feels cold and uninviting, and buyers can't figure out how their furniture will fit into the rooms. Worse yet, without anything else to look at, they end up noticing every paint scratch, wall ding and cobweb in your home! As a result vacant homes often sit on the market waiting for a buyer with real vision. Home Staging will help you avoid expensive price reductions and sell your home quickly for top dollar! When Staging a vacant property we bring in tasteful furniture, art, rugs, plants and accessories that will highlight the home's best features and draw attention away from any problem areas. When we're done the home will show like a million bucks!
Staging a vacant home can cost anywhere from $3,500-$10,000 depending on the size of the home and the number of rooms to be furnished. The average home falls in the neighborhood of $4,000-6,000 for a 2 month rental. This price includes consultation, design, all furnishings and accessories, delivery, setup, removal and a damage waiver in case something should happen to our items while in the property.
Remember that the investment in Staging your home costs significantly less than a price reduction!

OCCUPIED HOMES
For occupied homes, we generally begin with a Consultation. Once our report recommendations have been implemented, Stage to Sell can provide further fine-tuning by bringing in any art, plants or accessories that are needed to put the finishing touches on the home. If this service is requested a bid will be provided along with the Consultation Report.

The process starts with a 30-minute property preview...

During this meeting we take photos, make notes and create a checklist of what needs to be done prior to our arrival on Staging day. |

On Staging Day...

Two Stagers arrive at the home and go to work Staging for four hours using what's already in the house. |

$999 for 4 hours ($250 for each additional hour)
No rentals are included in the base price. However, light accessory packages are available and range from $75 - $300 for a 3 month rental.
If heavy lifting is required to complete the Staging, we will bring two professional movers for 2.5 hours at an additional cost of $225. |
